Selling Your Los Angeles Home? Let’s Talk About Your Selling Strategy
Selling Your Los Angeles Home? Let’s Talk About Your Strategy
After 30 years of selling real estate in Los Angeles, I’ve learned that homeowners rarely arrive at the decision to sell for the same reason. Maybe you’ve had a new baby and need more space. You’ve accepted a new job or received a promotion. You’re retiring and thinking about downsizing. You may have inherited a home after the loss of a parent or family member, or you may be dealing with a probate or estate sale. Maybe you’re tired of maintaining a property, dealing with tenants, or simply wondering what your home is worth in today’s market. Whatever your reason, the first step is understanding your options and creating the right strategy for your property.
I’ve been passionately selling real estate in Los Angeles for 30 years, and my sales consistently rank in the top 1% of all agents in Los Angeles County. I recognize the trust my clients place in me, and I strive every day to exceed their expectations. My clients view me as a partner in their decision-making process. I guide them through the problems, negotiations and intricate details that come with every transaction and every unique situation. My market knowledge, negotiating strategies and ability to think outside the box are a big reason clients come back to me for many years and refer their friends, families and colleagues.
I work throughout Hollywood Hills, West Hollywood, the Sunset Strip, Mount Olympus, Laurel Canyon, Sunset Square, Beverly Grove, the Melrose District, Miracle Mile and surrounding Los Angeles neighborhoods. I sell everything from classic Craftsman and Spanish-style homes to architectural properties, modern homes, fixers, development opportunities and tear-downs. Every property is different, and I don't believe in putting every house through the same cookie-cutter marketing program. The location, architecture, condition, lot, views, development potential and likely buyer pool all have to be considered before deciding how a property should be positioned.
What Is My Los Angeles Home Worth?
One of the most common questions homeowners ask is, “What is my house worth?” A computer-generated estimate can give you a starting point, but it doesn't know what I see when I walk through a property. It doesn't understand the difference between one street in the Hollywood Hills and another. It doesn't necessarily recognize the value of an exceptional view, a unique architectural home, a great lot or the potential of a property that needs work.
Before you spend money remodeling a kitchen, replacing bathrooms, painting the entire house or making other improvements, let's talk. Sometimes improvements can significantly increase the value of a home. Sometimes they don't make financial sense. And sometimes the best strategy is to sell the property as-is.
Selling a Fixer, Tear-Down or Hoarder House
I've worked with properties in all kinds of conditions, including homes that need substantial work, outdated properties, major fixers and houses where years of deferred maintenance have accumulated. If you're searching for “sell my house as-is,” “sell a fixer-upper,” “sell a hoarder house,” or wondering whether your property should be renovated or sold in its current condition, there may be several options worth considering.
A property doesn't have to be perfect to be valuable. In areas such as Hollywood Hills, Laurel Canyon and Mount Olympus, the land, location, views, privacy and development potential can be just as important—or more important—than the existing house. My job is to determine what you actually have and then develop a strategy to put that property in front of the right buyers.
Selling an Inherited or Probate Property
Selling an inherited house in Los Angeles can be very different from selling the home you've lived in for 20 years. There may be family members involved, personal belongings to deal with, deferred maintenance, title questions or probate requirements. And beyond all of that, there can be an emotional component that shouldn't be ignored.
I help clients work through these situations one step at a time. Sometimes the property should be cleaned out and prepared for the market. Sometimes it makes sense to make improvements. Sometimes selling the home as-is is the most practical approach. The important thing is to understand the choices before making a major financial decision.
Selling a Home in Hollywood Hills, West Hollywood or the Sunset Strip
Los Angeles is not one real estate market. It's thousands of micro-markets, neighborhoods and individual properties. Hollywood Hills real estate, West Hollywood real estate, Sunset Strip homes, Mount Olympus properties, Laurel Canyon homes, Beverly Grove real estate, Miracle Mile homes and Melrose District properties all have different characteristics and different buyers.
After three decades in this business, I know how important it is to understand those differences. My marketing program combines experience, skill and strategy with the latest technology in advertising and marketing. The objective is not simply to put your home on the MLS and wait. It's to create exposure, generate interest, identify the right buyers and negotiate from a position of strength.
I also work with some very strong personalities and with first-time home sellers and buyers. Every client deserves the same attention to detail, whether we're dealing with a complicated luxury transaction or someone selling a home for the first time. That attention to detail has been a fundamental part of my success.
Let's Talk Before You Decide to Sell
If you've been searching Google for “sell my house in Los Angeles,” “what is my home worth,” “Hollywood Hills real estate agent,” “West Hollywood realtor,” “sell my house as-is,” “sell an inherited house,” “probate real estate Los Angeles,” “sell a fixer-upper,” or “Los Angeles real estate agent,” I'd be happy to talk with you.
You don't have to be ready to put your house on the market tomorrow. Sometimes the most valuable conversation happens months before a property is listed.
Let's look at the property, talk about your goals and determine what makes sense for you. I'll give you my honest assessment of the property, the market and the strategy I would consider—and then you can decide what you want to do.
I feel incredibly blessed to work with amazing clients who often become friends and a strong part of my network of repeat and referral business.
